Dear Windham Mountain Homeowner,

We are all getting excited for yet another Winter Season at Windham Mountain. The WMOA has had a very busy and successful 2021 summer improving our way of life and standard of living.

The 2022 WMOA Annual Member Meeting is scheduled for Saturday, January 29, 2022 at 3PM via Zoom. You will receive an invitation via email with the meeting name and passcode.

The following achievements were implemented to support our community.
1. Redesigned the Entrance Sign to make it more appealing to the eye.
2. The review of the status of all our roads by the Roads and Maintenance Committee. This led to the identification of all road sections in need of repair or preventative repair. It also identified the causes of road damage due to poor drainage and routing of excess water. A plan was developed and in coordination with the mountain a request for proposal (RFP) was develop and issued to a multitude of qualified contractors. After a review of the proposal(s), a contractor was selected and began work immediately. We are happy to announce that all planned work has been successfully completed and we should have a positive result during our snow fall and rainy seasons.
3. WMOA Solar Project Architectural Guidelines have been developed, approved and added to the Regulations and Architectural Standards. All WMOA solar projects will comply with the Application and Approval process as outlined in the W.M.O. Association, Inc Rules, Regulations and Architectural Standards. Please review and become familiar with these requirements and process if you are thinking of going Solar.
4. The development and implementation of the WMOA Website, www.windhammountainhoa.com. The sites functionality is very extensive, and the following is a brief review of its content.
a. Life on the Mountain Video: A tour of the WMOA homes
b. About Page: Provides the History of Windham Mountain
c. Homes Page: This page is to display Homes for Sale or Sold by the WMOA home owner. Only home owners can display on this page, and only homes on the mountain.
d. Homeowners Page: This is where our Owners Directory resides and only owners can access this page. You should keep your profile and personal data up to date here. For instance, if your email address has changed, change it in this section of the website to keep it current. You can upload your family cover page here so that your neighbors get to know who you are. This page also has an important notice section strictly used for communicating to owner’s important situations, events or actions required.
e. WMO Association: This page has several important and informational sections that can only be viewed by the owners, and they include: Minutes & Budgets, Board Members, Committee’s, Regulations and Voting Rights. You should become familiar with the Regulations section which is where you will find the guideline to making home improvements, enhancements, extensions. Did you know that you have the right to vote in Greene County and have your voice heard? See the Voting Rights Section and learn how!
f. What’s Happening: This page is dedicated to our Windham Retail Community who wishes to provide WMOA Owners with special deals and discounts. Local Offers is dedicated to any Windham business that would like to advertise a special offering to our homeowners. There is a minimal charge to the retailer to advertise. Windham News is a direct link to the Town of Windham Website and provides the latest information of what is happening in our town. The Events section identifies special events being provided by the mountain as well as the town.
g. Contact: This page contains four (4) important sections. Important Numbers is where you will find all emergency numbers and contact number for the mountain. Contact us is where you will ask your questions, make comments, etc. Important Resources is where you can find links to all important entities, and town events. Discussion Forum is where you can ask questions about life on the mountain, i.e. Homes for Sale, track the weather and see what’s happening with our Black Bear residence.
5. Windham Mountain Achievements: This information has been provided directly from the Mountain Marketing Department.
Windham Mountain continued to provide a peaceful mountain escape throughout another year of the pandemic in 2021. The Mountain persevered through a dynamic and constantly changing season, as staff pivoted where necessary to accommodate changing local, state, and federal guidance with regard to COVID-19 protocols. A theme emerged while operating with mandated reduced capacity—guests enjoyed the mountain experience with a reduced number of guests on holidays and weekends. To that end, for the 21-22 season Windham Mountain renewed its commitment to prioritizing quality service over large-volume crowds, with limits on daily lift tickets and the establishment of a capacity calendar that alternates between days with and without capacity restrictions.
Windham Mountain’s investments in snowmaking technology continue to benefit the mountain community, season after season. With expansion of automated snowmaking on fan favorite trails, higher-quality snow can be made more efficiently in much less time than the manual process of turning on each individual snow gun. In further commitment to sustainability initiatives, the mountain acquired a PistenBully 600E+. With a diesel-electric drive, the 600E+ is the only snow groomer in the world leading to 20% less fuel consumption and 20% less CO2 emissions.
One of the most exciting additions to 2020 was the complete renovation of the children’s learning facility into the modernized Basecamp—a premier ski and ride school facility for kids ages 3-12. The renovations enhance the general lesson experience for children and help them experience success on snow.
For lift operations, there is a ton of excitement in the air! In the summer of 2022, the Whiteway Triple (D) Lift will be replaced with a high-speed quad. Guests will be able to enjoy a speedy ride to the Wheelhouse Lodge and the favorite beginner terrain and expert terrain park that the chair accesses.
Windham Country Club was in fantastic condition during the 2021 summer and saw a record number of rounds. The Windham Bike Park expanded its terrain and continued to attract new riders to the exhilarating sport of downhill mountain biking. Music on the Mountain, a popular Friday night music series in July and August, featured local artists and cover bands. The series will return in 2022.

In addition to the enhancements being made by Windham Mountain Resorts, we have seen the construction of new homes, and the remodeling and enhancements of many others. We have also designed and installed new street signs, and an entrance sign which is still in the development stages and will be enhanced going forward. All this only enhances the mountain and elevates our property values. It is my understanding that Windham Mountain has become a hot bed of home sales. Most homes being put up for sales do not stay on the market very long.

The WMOA Board is an all-volunteer board. The Board members are Chris Falkenberg (Vice President), Nick Pera, George Gallate (Secretary), John P. Lane (Treasurer), Britta Garcia (Audit), Vincent Angiolillo, Paul Mutter, Mary Ellen Gilgan, Dennis Moore, Schuyler Winter, Stephen Miller, Joseph Gorberg, Tim Carey and myself Charles Presti (President). Most of the board members have been part of Windham Mountain for decades, and some represent multiple family generations. It is this connection to Windham that binds us. Projects under consideration for this year are a review of our water supply system and the identification of problem areas and solutions.
